Real estate technology leadership since 2007, across four property organizations and one PropTech platform. Six years as Chief Information Officer of The Brooksville Company, manager of Spring Creek Towers, the largest federally subsidized property in the US. Before that, head of IT for 100+ luxury properties and 26,000 units at Rose Associates, where same-store IT operating expense came down 35% over five years. Turnarounds, cloud and cybersecurity, HUD and LIHTC compliance, and the payment automation that takes manual work off the floor.
Walked into a failed Yardi migration and restarted it within the first six months, alongside a corporate office and data center relocation and a VoIP rollout. That first half-year earned the 2007 President's Award. The work that followed was about taking manual cost out of rent collection: automating rent and payment processing saved more than $260K a year, dropped card transaction cost 99%, returned 190 staff hours a month, and cut bank deposit trips 70%. Online purchasing with invoice imaging freed 4,800 procurement hours.
Joined MRI after leading Brooksville's RealPage-to-MRI Affordable migration as a client and an MRI award winner. Led Affordable product and client delivery with a team of more than 15, reporting to the SVP, Product Innovation. As Executive Sponsor for high-risk strategic accounts, retained more than 10 clients and more than $5M in ARR by realigning cross-functional priorities and delivering client-specific solutions. Cut priority issues 47% and backlog 13% while lifting completed work items 107%. Launched the Global Software Experience Management program, an omnichannel client engagement model.
Set the technology vision for residents, staff and ownership at a private NYC asset manager of affordable and luxury housing, including Spring Creek Towers, the largest federally subsidized property in the US. Reported to the Principal and led an IT team of more than 10. Delivered a three-year risk roadmap in two years across HUD, LIHTC, Section 8 and NYC SCRIE and DRIE compliance, purchasing and inventory, resident engagement, capital projects and reporting, keeping more than $10M in monthly vouchers processed on time. Moved file, domain and account management from on-site servers to Microsoft Azure, Microsoft 365 and Teams, and rolled out MFA that cut cyber insurance cost and passed external security testing. Migrated the affordable portfolio from RealPage to MRI fully remotely during the pandemic, earning MRI's Visionary Award. Lighting dormant fiber with a broadband partner brought low-cost internet to affordable residents and generated more than $75K in new revenue.
Headed IT for a private developer and manager of 100+ luxury NYC properties and 26,000 units, leading a team of more than 20 and reporting to the COO. Took same-store IT operating expense down 35% over five years, personally leading vendor renegotiation, resource reallocation and process redesign, and cut more than $500K from project spend by replacing outside consultants with internal talent while delivering on time and on budget. Turned around an underperforming IT organization by centralizing operations and upgrading systems and applications. Delivered a two-year, multi-million-dollar roadmap on Security, Availability, Mobility and Analytics that closed gaps in internal security, aging equipment, remote access and business reporting. Sat on the Officer Leadership Team defining enterprise strategy with business unit leaders.
Ran IT for a private manager of a $600M residential, co-op and condo portfolio serving 15,000 residents across 26 US cities, covering 50+ locations, enterprise applications, networks and multiple data centers, reporting to the COO on the Senior Leadership Team. Restarted a failed Yardi migration, relocated the corporate office and data center, and implemented VoIP telephony inside the first six months, earning the 2007 President's Award. Automating rent, credit card and payment processing saved more than $260K a year, cut card transaction cost 99% and per-transaction cost 45%, dropped bank deposit trips 70% and manual data input 27%, and returned 190 staff hours a month. Online purchasing with invoice imaging freed 4,800 procurement hours, and Rainmaker LRO revenue management was integrated with the ERP to price units against market trends.
At Brunschwig & Fils, reported to the CEO and sat on the Senior Management Committee, hired to optimize IT platforms, systems and resources through a financial, operational and strategic restructuring. Supported 26 global locations and managed $4M in combined capital and operating budgets, consolidating platforms and renegotiating contracts to cut cost. At Unisys, oversaw Database, Distributed Systems and QA Services on the Port Authority of NY & NJ account, forecasting more than $14M in annual P&L projections across 22 client sites and 5,000 employees, leading a 15-person support staff and a deskside implementation team of more than 10.
Every portfolio I have walked into had the same two problems wearing different clothes: a process that still ran on paper and a vendor contract nobody had reopened in years. The fix is rarely a new platform for its own sake. It is finding the manual step that costs the most and putting a system where a person used to stand. At MAXX that meant rent and payment automation worth more than $260K a year and 4,800 procurement hours back. At Rose it meant renegotiating vendors and replacing outside consultants with internal talent until same-store IT operating expense came down 35%.
Affordable housing raises the stakes. More than $10M in HUD, Section 8 and third-party vouchers moved every month at Brooksville, and a compliance gap there is not a line item, it is residents. So the roadmap came first and arrived a year early, MFA went in, the servers moved to Azure, and the affordable portfolio migrated from RealPage to MRI fully remotely during the pandemic. What I want from technology is unremarkable: it works, it costs less this year than last, and ownership can see why.
Moving a federally subsidized portfolio from RealPage Affordable to MRI Affordable is hard with everyone in one building. Brooksville did it with nobody in the building, without interrupting the monthly voucher cycle that residents depend on. MRI named it Ambassador of the Year. Three years later MRI recruited the client who ran it to lead the Affordable product, where that migration experience went back into the platform and into retaining more than 10 high-risk housing clients and more than $5M in ARR.
